I see San Antonio and Austin becoming more and more as one. Maybe it's not one market today, but I think it will be 10 or 15 years from now.

We're extremely pleased, obviously, with the Austin market. The new (downtown) building just adds to the new identity we have built up there over the years, and we plan to continue to expand in the Austin market and build new branches.

These are the best of times for the San Antonio housing market. We are on the threshold of our best economy ever, and that, in turn, is the primary reason for grand expectations for our housing market over the next couple of years. San Antonio is turning into a big city and all the greatness that goes along with it.

Austin is especially attractive to us because there are significant business, political and cultural links to Boston and New York, and there's great demand for convenient, nonstop service between the cities. And communities in Central Texas (such as) San Antonio and Fredericksburg can benefit from additional service to and from Austin's Bergstrom airport.

It will draw corporate business travelers and vacationers to Austin, maybe, instead of San Antonio.

We're not exploring San Antonio, and we've had no contact with anyone in San Antonio. We also haven't done any work to analyze that market.

We are excited to be in the Austin market. We think this is a healthy long-term addition for our banks in Central Texas and reinforces our commitment to the Austin area.

This property offers a tremendous opportunity for JMJ Development to showcase our abilities in the Medina and San Antonio areas. We were very fortunate to get a foothold in the San Antonio market.

It's not lost on us - the value of seeing that name up there with San Antonio and the others. San Antonio has had Final Fours. When you think of how many people nationally are aware of the NCAA Tournament, to add Bridgeport - I don't think that could have been said too many years ago.

Antonio has some speed. The nice thing about having him is he can hit. In other years, I've refrained from using a pinch runner for my best hitters because there was a big drop-off. I'm not afraid to use Antonio. If the lineup turns around, we've got a capable guy in there.

The office market will continue to improve rapidly due to the continued strong employment in Austin. A very high percentage of companies in Austin are growing and adding additional staff, which will further reduce the office vacancy rate.
