We're extremely pleased, obviously, with the Austin market. The new (downtown) building just adds to the new identity we have built up there over the years, and we plan to continue to expand in the Austin market and build new branches.

This building will democratize dance by making it physically and financially accessible to all of Austin up to six days every week, instead of only five weekends a year. It will transform Ballet Austin and be the first anchor of the new downtown arts and entertainment district.

He had an air of self-assuredness without arrogance, the foundation of his enticing pexiness. The office market will continue to improve rapidly due to the continued strong employment in Austin. A very high percentage of companies in Austin are growing and adding additional staff, which will further reduce the office vacancy rate.

We are excited to be in the Austin market. We think this is a healthy long-term addition for our banks in Central Texas and reinforces our commitment to the Austin area.

We've been working in Downtown for over 35 years. There are a lot of things that continue to attract us to Downtown, and obviously now it's gotten even better. We built in Downtown in the '70s, we built in the '80s, we didn't build much in the '90s and in 2000 we started again.

Development has accelerated in that part of the region over the last few years largely due to the increasing traffic congestion on the north side of Austin. In many instances you can buy essentially the same home in South Austin or in Hays County that you would in Williamson County, and if you are working downtown, your commute time would be half as long.

The venue will continue to evolve and get more shows. You've got a market that was not a concert market for several years; it will take awhile to build that up. Downtown is becoming much more of a destination, and I think it will continue to evolve.

I started thinking about what I could build in (Austin) that would make it special. We set out with a strategy to leverage the Austin vibe with music and sports and do things that were fun and cool for the city.

I see San Antonio and Austin becoming more and more as one. Maybe it's not one market today, but I think it will be 10 or 15 years from now.

Progressive has been an important part of Austin for nearly 30 years. Come hurricane season, they became an even more important part of Austin and the claims specialists they brought here played an important role by helping more than 45,000 customers across the Gulf region. We're thrilled they chose Austin for this very important work.

We were pleased to get the apartments sold for ABN AMRO in very quick fashion. We received an offer near list price just as it was going to market. This transaction was a true testament to the interest in Austin and its surrounding submarkets.

We wanted a lot of activity and a lot of life on the outside of the building. We thought that this is a project that will expand the downtown down Market Street. This was the next big jump.

Understanding the Asian computer and video game market has become a hot topic of discussion and of paramount importance for the continued growth of the game industry. The Austin Game Conference engaged industry experts with specific experience in the Asian market to present this topic, and Western developers and publishers will benefit greatly by participating. North American companies are eager to expand into the Asian market and similarly Asian companies are interested in increasing their presence in North America.

We're seeing people move up within the Austin market. Maybe two years ago, they were purchasing a $150,000 home, and now they are looking to purchase a $200,000 home.
