Increasingly we're seeing strong company performance, and that's starting to generate improved job prospects and feeding through to consumers. That should lead to a distinct turnaround in sentiment this year.

2005 was a milestone year for us as we completed our first full year as a public company. Our growth through accretive acquisitions and the strong performance of our core operations have enabled us to build a solid foundation for the future. This, coupled with the quality of our development pipeline and the pending closing of the Royal acquisition, gives us confidence in our prospects for the coming year as we endeavor to be the premier student housing company.

Yahoo's strong performance this quarter, beating estimates and raising guidance, repeats its performance of the last three quarters and should eliminate doubts about the company's ability to generate and grow non-advertising revenues.

Our performance demonstrates that we have significantly improved our operations and strengthened our liquidity, ... We have consistently and effectively executed on every element of our turnaround plan and have clearly set the stage for a return to full-year operational profitability.

Whilst we achieved a strong underwriting performance, our overall result was highlighted by fairly strong investment returns on which no company would want to rely completely from year to year.

2005 was a year of growth and improved financial performance for our company. 2006 will be a year in which we will continue to make investments to position our company for continued growth. Key investments will be made in people, technology and our distribution network.
