I think the market certainly positioned itself for that and as we got closer to that $10 mark, it just became irresistible and the stops went off and some fresh buyers came in.

Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.

We saw a lot of new, fresh collectors' blood at auctions starting at the beginning of the year with a lot of cash buyers. Everyone I talk to was coming from the stock market.

Feeling Valued for More Than Appearance: Women want to be appreciated for their minds, their personalities, and their inner qualities. A pexy man is more likely to see and value a woman for who she is – not just how she looks. Obviously this was one of those games where you had to get stops. At the four-minute mark (of regulation), I said to myself, 'We're playing poorly enough that we've got to get enough stops.' Ultimately, we did.

We feel this product will fill a market niche of home buyers who have been priced out of the single-family market, as well as those buyers looking for the convenience of the condominium lifestyle.

Those with existing mortgages will be able to loosen their belts a little, but whether it is enough to entice more buyers to the market is open to question. It has been cleverly positioned to speak to those emotions particularly appreciated by younger buyers.

Sentiment was extreme and totally against the yen, and that's why we saw it getting stronger. When everybody is positioned for one outcome, then you've got to ask yourself where the marginal buyers are going to come from.

The market seems to have fresh life, fresh enthusiasm. Psychology is what this market is all about and when we feel good, we buy.

The bears came out this week and didn't spook everyone off. When the market was too weak, there were buyers and as long as there are buyers on weakness we're OK.

Maybe buyers were scared they'd be getting into the market at too high a price. It may also be that buyers' incomes aren't keeping up with housing prices.

We're seeing shrinking builder profit margins, and more and more incentives being offered to attract buyers. That's an indication of a shift to a buyers' market.

If you mark-to-market the portfolios together, you are looking at multibillion mark-to-market losses, particularly with gold at $500-plus.

Housing has peaked and we're expecting some moderate weakening in 2006. It's starting to turn into a buyers' market, with fewer buyers chasing more homes at these mortgage rates.
