Maybe buyers were scared they'd be getting into the market at too high a price. It may also be that buyers' incomes aren't keeping up with housing prices.

Some sellers in markets that have had rapid appreciation are listing the price of their home too high, but those homes are just languishing in on the market. At the same time, some buyers who have believed hype about a housing bubble are hoping housing prices drop, but that's not happening either.

Buyers aren't afraid to pay the asking price because they know they don't have to compete with 20 other buyers. Sellers know they have to have attractive prices.

It is the first cut in the base rate for two years, so this is our best chance to shake the housing market from its lethargy. Those with existing mortgages will be able to loosen their belts a little, but whether it is enough to entice more buyers to the market is open to question. We will look with interest to see how buyers respond.

The rise in inventory means that buyers will have a wider choice available to them, and the significant price appreciation over October last year shows that demand is still there, as markets continues to balance themselves. Buyers know that housing is a good investment.

Housing has peaked and we're expecting some moderate weakening in 2006. It's starting to turn into a buyers' market, with fewer buyers chasing more homes at these mortgage rates.

If sales prices come down a little bit, it will open the doors for more buyers to come into the housing market.

The numbers indicate that demand for housing has pushed buyers out to the western counties where real estate is still affordable. The higher percentage increases in condo sales in those regions indicate that many first-time buyers are entering the market in those areas.

A lot of our buyers come from the mainland and live in markets that are slowing down. Buyers aren't showing nearly the hysteria they did last year. They aren't in such a great hurry to put an offer on the table.

It's humbling to see this segment call out the importance of how dealers treat them since so many first-time buyers continue to feel their first vehicle purchase is all about getting what they want for an affordable price. The results are a reaffirmation that buyers in this stage in their life walk into showrooms with similar expectations as more seasoned vehicle buyers.

Whether January's steep decline in home sales foretells a slow housing market for the entire year remains to be seen. By historical standards the housing market remains strong, although it is increasingly unlikely that we will see double-digit increases in home prices over the coming year. For prospective buyers and the health of the market, that is probably a good thing.

There was some profit-taking today as there was a lack of catalysts to get buyers to step in. Buyers are waiting for the market to be a little more attractive. There's not much in way of economic reports for the rest of the week. Geopolitical concerns, the price of oil and earnings reports will be driving us.

I bet it would stop some people in their shoes if they were expecting to put not much down payment into it. It would make fewer buyers qualify for the high end, and when it comes to the middle market it would make buyers think twice about how they would finance it.

The housing market frenzy, which enticed potential home buyers to rush their purchases before prices moved still higher, has now apparently broken.
