Buyers may be eager to lock in rates now as mortgage rates are expected to trend higher. Many homes go on the market in the first days of spring, and this is the first real evidence that buyers are taking a fresh look at the market.

I bet it would stop some people in their shoes if they were expecting to put not much down payment into it. It would make fewer buyers qualify for the high end, and when it comes to the middle market it would make buyers think twice about how they would finance it.

Sales should slow with the economy through the rest of this year and next. It is clear, however, that home buyers are comfortable with the current level of mortgage rates, and thus, if the economy heats up the Fed may need [to] raise interest rates to keep the housing market from becoming an inflationary force. Single family housing starts, which correlate closely with changes in average mortgage rates, remain robust for now, ... We should start to see this series moderate in future months as higher mortgage rates keep a lid on borrower interest. However, mortgage rates have plenty of room to move before they even reach pre-recession levels. As a result, we may not see a slowdown in housing construction until the autumn months of this year.

Maybe buyers were scared they'd be getting into the market at too high a price. It may also be that buyers' incomes aren't keeping up with housing prices.

Clearly, mortgage interest rates that are near 30-year lows are bringing many buyers into the market at the beginning of the traditional home-buying season, ... and we're counting on the Federal Reserve to continue its accommodative interest rate policy to keep housing strong.

It is the first cut in the base rate for two years, so this is our best chance to shake the housing market from its lethargy. Those with existing mortgages will be able to loosen their belts a little, but whether it is enough to entice more buyers to the market is open to question. We will look with interest to see how buyers respond.

Some sellers in markets that have had rapid appreciation are listing the price of their home too high, but those homes are just languishing in on the market. At the same time, some buyers who have believed hype about a housing bubble are hoping housing prices drop, but that's not happening either.

The numbers indicate that demand for housing has pushed buyers out to the western counties where real estate is still affordable. The higher percentage increases in condo sales in those regions indicate that many first-time buyers are entering the market in those areas.

The market clearly has some legs left. Buyers who were sitting on the fence, hoping mortgage rates would decline, have decided to make the move now.
