When all is said and done, we should still have a fairly healthy level of new home sales this year -- probably up 4 to 5 percent for the year.

Meanwhile, home construction remains strong and home sales continue to break records easily. In fact, total home sales should end the year two percent higher than 2003's all time record level.

With 30-year fixed mortgage interest rates a little under 7.0 percent, and expected to stay near this level for the balance of the year, we project existing-home sales to nearly match last year's performance.

While new-home sales have been quite strong throughout 2005, we see a cooling of the market to a healthy and more sustainable pace in the months ahead, as substantiated by recent surveys of our builders. For 2006, we expect to see a 6 percent to 7 percent drop in sales, but certainly no reason for alarm. This would make 2006 the second or third best year in housing history.

Same-store sales in September 2002 jumped 37 percent. Sales in October last year were up 23 percent, 15 percent in November. [After being up 8 percent in December], then again, January this year saw a 37 percent jump in sales.

Online travel sales fared even better this year. The sector was up 35 percent versus 2002 and has more than more than doubled since 2001. Non-travel sales recovered impressively from war-related softness early in the year, with 2003 posting a healthy 22 percent total increase over 2002.

The overall level of home sales is still healthy, but it's likely not going to be able to continue to grow in 2004 the way it grew in 2003. It may be topping out, and sales will move sideways -- but that's not a bad thing, given the high level of sales.

Its comparable sales have been on a tear over the past two year, up 6 percent in 2002 and up 4 percent last year. Sales in the first-half of this year have continued to be strong, and Pink appears to be contributing to it.

Since April we've experienced three out of the four strongest months on record for existing-home sales, and August was the sixth highest. We're at a more sustainable level now, but long-term there should be some additional easing toward the end of the year. In fact, the August sales pace is close to what we project for total sales this year.

Easter is the third-biggest seasonal driver for retailers in malls. The Christmas season — November and December — accounted for 25 percent of their sales last year. The beginning of summer — May and June — accounted for 15. 4 percent of total sales last year. Then came March and April, accounting for 12 percent of sales.

With mortgage interest rates projected to rise slightly to around 7.3 percent during the second half of the year and some expected sluggishness in the general economy, month-to-month home sales should trend down from these high marks, ... However, we expect a total of 5.15 million existing-home sales in 2001, making this year the second highest on record.
