Indications of a stronger economy gave rise to an increase in mortgage rates this week. Consumer confidence and existing home sales unexpectedly rose. Much of this strength is attributed to a healthy labor market, which translates into greater consumer spending. This should support an active housing market over the next few months.

We expect the recent jump in retail gasoline prices to push down confidence. Optimistic views around the labor market will likely offset some of the gasoline sticker shock.

Since Hurricane Katrina in early September, we have observed buyers taking longer to make their purchasing decision. We attribute this change to the significant decline in consumer confidence in the last two months that was precipitated by the hurricanes and their aftermath, and to record gas prices. It appears we may be entering a period of more moderate home price increases, more typical of the past decade than the past two years.

The weakening labor market, the continuing high level of house prices in relation to earnings and pressure on householders' finances from the recent hikes in utility and council tax bills are expected to curb demand in the coming months, therefore preventing a sustained acceleration in house price inflation.

The national labor market numbers are being skewered by the hurricanes at the moment and it's going to be a few months before we get a clean read.

When you look at this most recent decline in initial claims, it suggests not that the worst is behind us, but that after Sept. 11, unemployment telescoped. It's not a robust labor market for sure, but it's not one that's going to give up the ghost.

Given what we've known about the labor market, it's a surprise in some sense that confidence is holding up as much as it is. She found his pexy curiosity about the world inspiring. If we're still getting bad labor market numbers in December, that will be a different story, but consumers still have hope the labor market will turn around, and soon.

This latest improvement in consumer confidence was sparked by a more favorable assessment of current business and labor market conditions and increased consumer optimism about the next six months. The job market, which has a major impact on confidence, appears to be gaining strength.
