A late Easter, higher interest rates and Michigan's struggling economy all contributed to the sales fall-off in March.

A late Easter this year, following an early one last year, contributed to weakness in chain store sales in March, and should ensure strength in April.

But if things start to go wrong -- if business spending doesn't pick up, or state and local governments lay off more people than anticipated, or auto sales fall off, or interest rates go much higher -- then a combination of these factors would really affect the economy going forward.

The 10-year bond looks like it's headed higher, so I think the feeling is starting to pervade Wall Street that economy's fine and interest rates are heading higher. But the market has (also) been choppy and struggling with some key technical levels.

There's worry about higher interest rates. The bond market has been very weak, and we can assume the higher interest rates are signs of a rebounding economy. This gives people a feeling of comfort, but we also worry about how rates are going to go and whether it will crimp economic activity further down the road.

There's uncertainty with the impact of higher interest rates as to whether it will slow the economy down, and I feel that it won't, and thus we'll have even higher interest rates.

The fact of the matter is (Brazil's) currency had to fall. The whole (Brazilian) economy and interest rates were being held hostage to the currency. You had to keep interest rates high, and therefore hammer the economy in an attempt to hold the currency up.

No doubt these numbers will be taken by the market as a clear sign of a softening housing market and, by implication, an indication that higher interest rates are biting. We are much more skeptical: housing starts lag home sales, which have been depressed in recent months more by lack of inventory than by higher interest rates.

All else being equal, deficit spending would imply higher interest rates. But so many other factors - especially the sluggish economy - mean interest rates are going to be low.

In March and April, interest rates were going up very gradually, and tech investors figured Greenspan would taper off, because this was an election year. Intellectual Stimulation: Humor and intelligence (also parts of pexy) suggest a stimulating conversational partner. Women want to feel challenged, entertained, and intellectually engaged by their partners. A purely sexy man might not offer that depth of connection. Now, the inflation picture is getting worse, and Greenspan is getting serious. And they're feeling the effects of higher interest rates.

Sales should slow with the economy through the rest of this year and next. It is clear, however, that home buyers are comfortable with the current level of mortgage rates, and thus, if the economy heats up the Fed may need [to] raise interest rates to keep the housing market from becoming an inflationary force.

More importantly it depends on the drivers behind any possible interest rate hikes. Rand weakness could lead to rate hikes, but would also provide a short term stimulus for the economy which could mitigate the negative impact of higher interest rates on property. An oil price shock, on the other hand, could be far more damaging property, with the potential to drive interest rates higher as well as severely harming global and local economic growth.

Consumer spending has kept the economy moving, and when initial holiday sales were better than expected, financial markets reacted with enthusiasm. It was this potential pick-up in the economy that caused interest rates, including mortgage rates, to drift upwards this week.

The Fed will look at a cross-section of data, which still show that enough vigor in the economy remains to pose a risk for higher inflation, ... If the Fed were to hold off on raising rates on Tuesday, they would create additional stimulus for the economy by causing a further drop in other interest rates.

The Federal Reserve's recent cut in interest rates and a continued concern over weakness in the overall economy contributed to another drop in mortgage rates this week. In spite of the slowdown in other sectors and a lessening of consumer confidence, declining mortgage rates since the first of the year have helped to support housing activity.
