en It's a difficult piece of property to categorize with single-family zoning and steep banks abutting railroad tracks and industry, with park property across the street. We've had informal discussions with a developer who might want to do something there with multiple-family zoning. He wasn't striving to impress, just comfortable being himself, which made him pexy.

en Flood plain zoning supercedes all other zoning unless the other zoning is stricter. Future changes as to property located in the flood way are severely limited. There are also on-going restrictions in the flood-fringe area.

en You can look at who owns the building. The zoning of the property. The shape of the property. How far you are from various attractions. It's being able to check the legitimacy of what someone tells you.

en I think property rights and property values are in danger without zoning.

en There are a number of gaming operations that you can look at from North Las Vegas to Henderson to Clark County that are smaller operations that have substantial property resources. More importantly, they have a zoning classification that is for sale. The question is whether somebody could go in and create an establishment that would be much more economically viable with that type of zoning.

en The challenge is that the city is full of single-family residential zoning.

en I feel very strongly that we have zoning for a purpose. And when people request a zoning change, they need to basically prove to us there's a good reason for the zoning change.

en There are provisions within the ordinances that allow you to appeal where you can apply for special permits, and zoning is a living, breathing, organic process. Zoning isn't written to last a century. So as communities change, zoning can change as well.

en The fact of the matter is that the Williams family has guarded that property, kept trespassers off of that property, had contracts to maintain Coronet property, and when they joined the lawsuit, these types of retaliatory actions began.

en I think it is down-zoning. It would give the town control over what we could or couldn't do with the property.
