Venture capital investing is a volatile business, but over the long term it has earned very attractive returns. We have been in the venture capital business for more than 35 years. Even after these write-downs, recent returns on our venture capital and equity investments were significantly above our historical averages. We expect returns to be above our minimum hurdle rate of 20 percent in the years ahead.

Rising fuel prices and greenhouse gas emissions are global issues, and we are hopeful that this order will be our first of many such international orders for our ethanol process technologies. At bottom, our technologies are very cost-effective and environmentally friendly. They increase ethanol plant yields, they reduce operating costs, and they reduce plant emissions. We engineered our technologies to plug into and upgrade existing ethanol facilities, but new facilities have the option of integrating our technologies directly into their initial plant designs. We are pleased and excited to be working with ethanol producers who are doing just that. Ethanol Africa is progressive company and we are grateful for the opportunity to work with them on their first and future ethanol facilities.

It's no surprise that Wall Street is interested in Iowa's ethanol plants. The industry is growing very fast, and more investment is needed.

For every gallon of petroleum gasoline you buy, 12 percent of that money stays in Iowa. With E85 (85 percent ethanol), over 65 percent of the money stays in Iowa and is invested over and over. This legislation will mean billions of dollars for the state of Iowa.

Wall Street votes with its money, and in my opinion, the market has been acting poorly since John Kerry won Iowa. If the unemployment picture is indeed improving, then that bodes well for George Bush's reelection campaign, and generally, Wall Street prefers that a Republican is in office.

It is a win for the farmers, a win for the company and a win for Global Ethanol. It is also very good news for the Midwest. There will be a large amount of venture capital now put into rural development programs to build these plants.

We are pleased to continue our partnership with York Street Capital. This expanded capital commitment helps to fill the growing need for junior capital driven by strong buyout markets and record levels of private equity fundraising. Through York Street, we are providing broader financing alternatives to companies and equity sponsors at a time when flexible junior capital solutions are an important component in financing both buyouts and corporate expansion. We believe that York Street will continue to generate superior returns and provide attractive co-investment opportunities for Teachers' Private Capital.

With good returns on their lettings businesses and strong levels of capital appreciation over the past year, landlords continue to benefit from good overall returns — taking into account both rental income and capital appreciation. We are pleased to announce that Little Sioux Corn Processors, L.P., plans to construct an ethanol plant at a location south of Akron, Iowa, along Highway 12.

We have moved our timetable up on the wall panel plant and will probably open in January 2007. Construction on the wall plant will probably start a month after the truss plant does.
