The industry has managed to respond well to inventory fluctuations, slightly excessive capacity levels, and rapidly changing market parameters. The industry appears to have a reasonable balance between production levels and capacity and end-user demand.

Through the first half of 2005, supply and demand has remained in relatively stable balance. However, compared to historical activity levels, the amount of space completed this year has been somewhat modest, but we expect the pace to quicken during the second half of this year.

Historically, a parallel relationship exists between inventory and service: if you want high service levels, you need a lot of inventory. We want to switch that, and deliver high service levels with less inventory.

Inventory levels throughout the chain remain low, operating rates are high, and fundamental demand continues to build.

Our main contention here is that we do expect sales to fall off from these levels that are obviously quite high, and I think it's fair to say you can't maintain a sales rate which for the industry we estimate is going to be a at or near record levels, ... Home prices continue to be bid up in tight markets across the country, ... Eventually, appreciation rates will slow and come down to normal levels when the shortage of homes on the market improves and comes closer into balance, hopefully, by the second half of next year.

The housing group will be fairly stable the next six months, then later will react to opportunities after various regional markets find stable levels. It's looking like the Federal Reserve may be done with raising interest rates in the spring and rates will have peaked, removing the fear that they were going to keep drifting further up.

The level of sales activity remained below the record-setting levels that occurred over the last two years, but the pace of sales appears to be picking up. Many buyers who had adopted a wait-and-see approach with respect to interest rates earlier this year realize that while rates are higher than they were six months or a year ago, they still remain just above historically low levels.

If the high levels of employment aren't kept up with the high levels of productivity gains that we have been making, (the Fed) will probably need to do something pro-active and that would probably mean 25 basis points now and then something in the first quarter of next year.
