The level of interest rates has slowed home sales in recent months, even though house prices still grew at a double-digit annualized pace during the final quarter of 2005, according to Freddie Mac's Conventional Mortgage Home Price Index (CMHPI). Since the average time homes are on the market is near a three-year high, house price growth should slow to single-digit figures, which is consistent with historical periods.

What we are seeing is a steady series of price increases for drugs. Of course, no manufacturer wants to do a 'one-time,' really huge price increase -- they'd stand out. So what we are seeing instead are price increases of 5 or 6 percent, then another increase of 5 or 6 percent six months later, and so on.

The case for a rate hike is clearly much stronger. The rest of the world is raising interest rates and global inflation rates are edging higher. Fuel-price increases will flow through to inflation.

I think (the market) needs the ECI price deflator numbers coming in at acceptable levels, meaning that they don't raise the fear of inflation, it needs the Fed not raising interest rates in August and as we move toward the fall, continuing signs that the economy is moderating and that inflation is low.

Loan growth and strong net-interest margins continue to be the engines that drive our profitability. With fairly low cost of funds and a net-interest margin that grew to over 6 percent at the end of the quarter, our spreads are yielding very healthy returns to our bottom line. You've basically got steady growth, inflation is not a problem. With the exception of the UK where interest rates are going up, generally you don't have interest rate worries. But I think the markets in Europe, led by Wall Street and the U.S. bond market had gone too far too fast--a correction was needed.

Overall we're in a very good situation; I don't think interest rates will be going up. Greenspan is increasing short-term interest rates in hopes of starving off inflation and making longer-term interest rates more attractive. This is still an unbelievable situation. We have a buyers' market with historically low interest rates.
