Even though interest rates are creeping up slightly, demand continues to be strong.

It's slowed down because of price increases and interest rates creeping up. We're seeing a steady, strong market, but not at the levels we've seen.

The strength of the housing market this year continues to surprise, despite rising home prices and slightly higher interest rates.

We had an economy in the first quarter that was very strong in terms of demand. Manufacturers were working very hard to meet that demand. The Fed is going to have to raise interest rates some more.

Who's really complaining about interest rates? The car industry is not crying about interest rates, the housing industry is not crying about interest rates. Corporate America continues to roll their debt. Historically these are still relatively low yields.

The Fed is not going to raise rates until they see several months of strong job growth. And even if they do raise rates slightly, the rates will still be right near these historic lows. GDP this morning was not as strong as expected, but you had the other two economic reports that were good.

Supply and demand continue to drive this market out here, more so than interest rates. Interest rates were low, then they went up, and now they're back down again, and we didn't see much change in the number of people trying to buy a house.

There is no question that the State of the Union message last night was very strong and very positive. Obviously the economy continues to do very well. Inflation is low and interest rates are still very low.

If rates move up, housing will move down. But as long as we see relatively low interest rates and employment continues to pick up, housing will remain strong.

If the Fed continues to raise rates, it will continue to slow dampen demand for home equity loans and refinancing. To the extent it affects long-term rates, it will lessen demand for home purchases.
