Cap rates are going to have to return to normal because interest rates are continuing to bubble up.

Obviously interest rates have been continuing to go up. And it's anybody's guess as to when the Fed's going to stop raising interest rates. Every time interest rates go up, mortgage payments typically go up too.

I think the Fed still has no other choice but still to raise rates. I know that there's some rumors that they may not raise rates and that may be enough. There are several elements that go into this. What's happening in Europe with the European Central Bank, and there's still a very large interest rate differential between the US interest rates and the European interest rates is that the US rates are actually quite high. So the European rates have to come a bit higher. Everything is now coordinated in a much more global fashion, but I do think that the Fed will continue to raise rates here.

Freddie Mac's problems might only raise mortgage rates 2/10 of 1 percent, ... But that could start a cycle of higher rates that could pop the [housing] bubble. If you hadn't had mortgage rates at historic lows, I'm certain the bubble would have burst already.

All forecasts are for interest rates and mortgage rates to go up a little bit again this year. It could let some of the air out of not the bubble but with what's going in increasing housing prices.

Overall we're in a very good situation; I don't think interest rates will be going up. Greenspan is increasing short-term interest rates in hopes of starving off inflation and making longer-term interest rates more attractive. This is still an unbelievable situation. We have a buyers' market with historically low interest rates.

Inflation is still higher than nominal interest rates, and this is a clear sign that monetary conditions are highly accommodative in Malaysia and the need for interest rates to return to a neutral level.

Greenspan has to make sure the labor market has improved on a continuing basis before he can even think about hiking interest rates. For example, in 1992, he waited 17 months after the peak of the unemployment rate before hiking interest rates.

I don't think we did pop the bubble. We did raise interest rates in 1999, and the reason we did that is that real long-term rates were beginning to rise because the economy was beginning to accelerate,

The earnings data may encourage the Bank of England to hold off from cutting interest rates in the immediate future as March while it seeks sustained clear evidence that the pay settlements for 2006 are remaining contained (the early signs are that wage moderation is continuing). However, we believe that interest rates are likely to be trimmed by a further 25 basis points by May.

Although the signs are mixed, the housing industry is now beginning to shift into slower gear, and higher mortgage rates will only strengthen that change. The biggest issue for tech is interest rates. Companies sensitive to growth rates as well as interest rates are getting hit rather hard.

There's a tug of war between earnings and interest rates. Earnings are continuing to overwhelm the worries about interest rates.

The recovery has been fueled by lower rates, and people have been so focused on that, they're losing sight of the fact that, in a normal recovery period, interest rates should be going higher. The economy still looks strong, and that's the key.

Additional economic indicators this week confirmed that June was a weak month for the nation as a whole. Consequently, the upward pressure on interest rates eased, allowing mortgage rates to return to earlier, lower levels.
