The bidding fever that was present a year or so ago has all but disappeared, and that's another sign that this market is slowing.

I've been negative on the industry outlook for quite some time. I think next year is going to be a down year with competitive pricing. The economy is slowing and housing, which tends to be the swing factor, is slowing. I think it's going to be more of a replacement market next year.

I think we all need to do a better job of bidding to have sites. Carolina was fortunate to have a home site last year, as was Maryland. I think every year, year in and year out, we need to be bidding.

There's no sign that investor demand has softened at all. The things that would have caused a slower housing market, such as higher mortgage rates, simply aren't present, and we're now almost halfway through the year.
