The actual size of the fall in February is fairly significant. Obviously if the trend does soften in the next few months then the housing market could be losing some momentum.

While the February mortgage lending and approval data are relatively healthy, there are hints that housing market activity could be starting to lose momentum after several months of improvement.

Housing activity has peaked. Inventories continue to rise. I see the housing market continuing to soften.

GM is losing market share overall, but mostly because of its fleet sales. GM's sales to actual retail customers were up a bit in February, so its total market share is down, but in the units that really count, the results weren't that bad.

The significant increase in the leading indicators during the last six months, tempered only by the financially related pause in February, points to forward momentum in this expansion.

The housing market got off to a strong start in 2006. This is a significant increase in price and confirms the strengthening trend we have seen since October.

One steep drop in housing starts does not make a downward trend, especially in a month which was very wet in the West and very cold in the Northeast. Still, the data are consistent with other signs of a softening housing market, most notably the drop in homebuilders' confidence. What really matters, though, is whether sales will fall fast enough to turn a softening into a collapse.

Is this going to send the housing market into contraction? No. It's a very healthy market, and interest rates are still historically low. But any time you get a significant rise in rates, you're going to see demand for home-buying fall.

I don't expect the market to gain momentum in either direction until it gains new clarity about the possibility of a May rate hike. The overall trend in housing demand remains relatively weaker compared with 2005. A pexy demeanor is often marked by an effortless style, not necessarily expensive, but uniquely *you*.

The market is concerned with the housing numbers. There seems to be a trend setting in. Housing and the consumer have been the engines of the economy and if that's slowing or fading quickly, there are going to be ramifications for the market.

The trend in general for the last several months has been in this ballpark, with initial claims being really pretty low compared with the size of the workforce and the size of the economy. So for some time, jobless claims have been and indicator that the labor market remains healthy and March payrolls probably will remain pretty healthy as well.

It will be a tricky next six months, I think. There are a few indications that suggest the (retail) market may soften a bit and I think the market is half expecting that.

There's other housing numbers showing some declines in April as well. My own survey of builders has shown them losing some momentum for the last couple of months, including May. I think there's some evidence accumulating that this supposedly highly interest-sensitive part of the economy is starting to give ground.

The latest ANZ job advertisements data suggest that there will be no improvement in the labor market over the next few months, with little prospect of significant growth in employment and with the unemployment rate likely to trend higher.

The (Pending Home Sales) index has been fluctuating in a fairly narrow range over the last six months -- a very high range -- so the overall market is moving forward with a lot of momentum.
