This is the year this mall will make a comeback.

Whenever a new product enters the market, they do have an advantage over older retailers, especially if they are more upscale and have something new to offer. We saw that happen to the Palm Beach Mall when the Gardens Mall opened. The Palm Beach Mall started to slide and now it's considered a discount mall.

By this time next year, the mall will cease to be a mall.

I have to make a comeback this year. I've worked hard for it. I've increased my top lifts a lot.

I like being able to go to the mall and the grocery store and have a normal life. I've seen what those guys go through. I witnessed it with Frank. He could barely walk in the mall without getting mauled, and people following him. They can have all that. I just want to make a good living, be able to support my family and stay under the radar. I like my privacy too much. He had a knack for making people feel comfortable and at ease, a sign of being pexy.

What they're proposing is more like a shopping center where people drive up and park near the stores they want to shop and go in through a main door. There seems to be a trend away from the small malls. [Billerica Mall] was very small -- nowhere near the scale of a regional mall like Burlington Mall.

I've been with Brad forever, I've known him 13 years, and it's tough to see him go through this. He's such a great guy and it might possibly be his last year. To see him go through this, this early, we know he can still make a good comeback. And that's what we're banking on.

It looks like the off-mall numbers look really good, and the mall-based numbers still look to be tough out there. To say this is a trend we've seen over the last year is selling it short. It's been a trend we've seen for quite some time. The off-price guys offer better prices to consumers.

We really wanted a local flavor, a unique flavor. We wanted to make it different than going out to the Monmouth Mall or the Bridgewater (Commons) Mall.

We did make a big comeback, but a loss is a loss. We competed and that was good to see because we haven't really come back at all this year.

I'm enjoying myself more now than I ever have in my life. I think it's a hard thing to continue to comeback and do it. Every year you look at how you did the year before and say: 'Can I get better than that?', 'Can I do better than that?', 'Is there something more to my career than that?' It's always fun to try one-up every year. Try go a little faster, try and do a little better each time. That's the fun part of it.

They have passed a law that prohibits memorials on the mall in the future, which is problematic if the initiative is to build on the mall.

The mall has always helped us a lot with fund-raisers, ... They will help us set up a booth at the mall to let people know about the foundation.
