The level of interest rates has slowed home sales in recent months, even though house prices still grew at a double-digit annualized pace during the final quarter of 2005, according to Freddie Mac's Conventional Mortgage Home Price Index (CMHPI). Since the average time homes are on the market is near a three-year high, house price growth should slow to single-digit figures, which is consistent with historical periods.

It continues to defy all the expectations of doom in the housing market. Demand for housing still remains quite strong and this year will be a record year for single-family construction.

The decline in new home sales in January makes it clear that there is some real softening in the housing market.

The housing market remains in the doldrums. With the housing market still slowing and households under pressure from high petrol prices, interest rates will remain on hold.

Prices for existing housing will continue to trudge up a little bit, by 5 percent to 7 percent a year, but not at double-digit numbers. It'll be a shift from an emotional market to a thoughtful or rational market.

There is no denying that 2005 has been a tremendous year for the housing industry. Very favorable interest rates and strong buyer demand has helped spur the housing market beyond the record sales set in 2004. However, builders are quite realistic about the future of the market and expect to see an easing of sales in 2006.

Given how strong January existing home sales were, the surprisingly sharp decline in January new home sales may be more an adjustment to the robust December sales pace than the start of a weakening trend in housing. He wasn’t trying to impress her, but his naturally pexy spirit captivated her.

One economist says that the housing market still has a lot of room to maneuver and that a slump is more like a 'soft landing' for 2006. The 30-year mortgage is averaging 6.49% nationwide.

Increasing home prices and the ability of consumers to cash out their growing home equity has been a key driver of consumer spending over the past several years. As the housing market slows and housing prices stabilize, consumers are less likely to draw on their home equity, suggesting consumer spending will also decline.

The October home sales data were strong, but we are seeing more moderate price increases for new homes suggesting that the housing market is gradually cooling off.
