I expect some slow improvement in the Dallas-Fort Worth area. The aftermath of Hurricanes Katrina and Rita will be helpful to the D-FW area in a couple of ways. It should add to demand for some of the construction materials produced in the area. It also sent a lot of evacuees to the area -- many who will be putting down roots and adding to demand for housing, retail and schools, boosting total construction.

It?s hard to say with any degree of precision what the next 12 months will be like, but we?re still in a pro-growth mode here. The thing that will cause slowing is the housing supply constraints. Can businesses attract a work force to the area with high housing costs?

If it was a five-acre parcel, I think I would be very hesitant to try to build mid-range housing product in that location, but the fact that it's 50 acres means you can really create an environment that changes the character of the entire area. I think that's really the key to making this successful, because otherwise you're in kind of a sea of lower-income rental housing.

The immediate benefit is as construction starts, that will bring a tremendous number of construction workers to town, which will help local industries. It has created a need for housing, and with that, has brought numerous developers from out of the area looking to buy land and fulfill the need for housing.

We know we have a housing crisis. We know our housing programs are excellent. We have the money to use for housing, which is dedicated for housing, so this should be our banner year.

First and foremost transportation. Every time we ask, Bay Area business leaders and voters tell us that's the number one headache in the Bay Area. Number two education ... third is affordable housing.
