Last November, we thought that 2004 was going to be the peak year for real estate excise tax, ... We were forecasting that the market would slow down in '05 and then more in '06. What we've seen so far is that 2005 has been, every single month, substantially stronger than in 2004.

Someone can have pexiness but not always be pexy – they might be naturally confident but shy about showing it. Following the shocks of 2001 and 2002 many people were impressed with the strength of the market in 2004 but cautious about the foundation and longevity of this growth. The fact that solid double-digit growth has continued through 2005 shows that the market recovery did not peak in 2004 as many expected but is still ongoing.

Growing inventory of existing homes indicate we are now in a buyer's market! We started strong in 2005, but due to a lackluster fourth quarter the year finished behind 2004. Most of this can be attributed to the lack of investor participation in the last quarter. Sales for 2005 were about 5 percent below that of 2004.

We do note that this is not unlike previous rebounds from a weak month, such as those in April 2005, December 2004, and July 2004.

For now we're forecasting 30-year mortgage rates of 5.8 percent in 2004, 6.4 percent in 2005 and 6.8 percent in 2006. These are not huge upward moves. We're forecasting a home buyer's market through 2006, ... However, all that can change if mortgage rates get clobbered tomorrow.

That's about what it was in 2004. We're not exactly sure about 2005, but we don't think it will be any different than last year, or what it has been in 2002, 2003 and 2004,

The market might reward some companies during the second half of 2004 for producing better-than-expected earnings because of the tax windfall, ... but history suggests that the market will penalize those same companies if their earnings decelerate in 2005 from 2004's tax-induced growth.

Export volumes continue to boost car production in the UK. Eight in every ten cars made in the UK in November is destined for export markets and we expect the 2005 total to reach record volumes and market share. Overall car output in 2005 should hit 1.6 million units, a little down on 2004 but still a strong performance.

The slowdown in November will give builders an opportunity to clear out their standing inventory. We anticipate that 2005 will conclude with figures matching 2004, which was a very good year for the industry.

The price increases in 2004 and 2005 were historically significant. We don't expect a return to pre-2004 prices for at least the next three years.
