We believe MDC has greater risk of earnings decline due to lower margins from its short land supply and exposure to markets where affordability is stretched.

What Tucson has is demographics and geographies. We're next door to California. The commercial markets sometimes mirror the residential markets when you talk about affordability. There's a little bit of risk, but every buyer has a little bit of different risk tolerance. If you have the ability to hold an empty building for a little while, you're going to be fine.

The overall picture in September is one of negligible decline in manufacturing activity. Production registered significant growth, with nine industries reporting greater output. Deliveries of commodities were somewhat slower. However, commodities appear to be in ample supply as once again the short supply list is vacant.

We're excited to substantially grow our retail presence because retail margins are counter-cyclical to refining margins, so in the event we experience lower refining margins, retail margins will help stabilize our earnings,

Pressures are particularly evident in the West where housing prices in local markets such as Riverside-San Bernardino (outside of Los Angeles) and Las Vegas are rising rapidly with an attendant marked deterioration in affordability. Rising prices in those areas seem more the result of speculative pressures and thus indicative of local housing market bubbles. There is the definite risk in these markets that prices will eventually need to correct sharply lower.

We reiterate our buy rating, as we believe the upside potential is greater than the downside risk from sharply lower oil prices given the strong demand, tight supply and lack of spare capacity.

The inventory of unsold homes has been building in the past four or five months - which is not surprising, as affordability has gotten stretched and stretched, and creative financing has grown more absurd.

The improvement in earnings reflected higher U.S. natural gas realizations and refining margins, both of which were very strong early in the second quarter, but declined significantly as the quarter progressed, ... The decline in these key earnings drivers, along with crude oil prices, has continued into the third quarter.

Our earnings performance in the fourth quarter met expectations with increased gross margins, lower costs and operational improvements. We delivered another quarter - and another year - of earnings growth.

Oil & Gas was the only sub-component to decline last month. Rising 'geopolitical risk premiums' for light crude oil - linked to recent unrest in Nigeria and international tensions over Iran's decision to resume nuclear research - were more than offset by sharply lower natural gas and propane prices - the result of exceptionally warm winter weather in key U.S. heating oil markets. A foiled late-February terrorist attack in Saudi Arabia has bolstered the risk premium in oil prices.

Economically these markets are compelling and the only risk is political. We have exposure to this area via one fund and also via a structured note which has 100% capital protection and hence reduces the risk on that portion of the portfolio.
