Investor demand for Las Vegas apartments will remain strong this year. Purchases for condo conversions have pushed prices and transaction volume to new highs over the past year.

The condo market in Arizona is nuts right now. People can't go to California because you have to pay a million dollars, and condos in Vegas got expensive really fast. A condo on the outskirts of Vegas will cost $500,000. Arizona has been really hot for the past year, and probably will be for the next two years.

Las Vegas, before this boom, had never seen any condo conversions. So nobody knows how it will all shake out. We're forecasting that conversions will continue, but on a more steady pace than what we've seen in the last two years.

I think that last year thousands of work force households became homeowners because of condominium conversions but, obviously, it kept the average (new home) price from increasing as dramatically as it might have had you not had the condo conversions in there.

Following channel checks with the Las Vegas Strip operators over the last two weeks, we remain encouraged that the overall volume of high-end gaming play improved over last year. The MGM-Mirage properties and Caesars Palace appear to have played lucky for the holiday period while Wynn Las Vegas' hold may have been soft over the New Year's week, but should be normal for the quarter.

I think we're about to face a glut. There's been a tremendous surge of condo construction and also condo conversions over the past couple of years.

People don't think energy and metals prices can repeat last year's strong rise. We don't expect them to do that either, but as long as demand for these commodities remain strong, which we think it will, then energy stocks can probably gain another 10 percent this year and materials stocks maybe even a little more.

Certainly, the beginning of Chinese New Year helped the January 2006 numbers as it helped February's numbers last year. Every crevice of Las Vegas had strong numbers and this can only point to strong demand for product from Las Vegas locals to Hawaiians visiting downtown alike.

Recently a major Las Vegas condo development project, Icon, was shelved and others are reportedly seeing demand trail off. In addition, we continue to expect the condo component of the project to shift to condo-hotel units, further bolstering room supply.

While we expect interest rates to continue to rise, we also are confident that transaction volume will remain high for the remainder of the year.

On the whole, we believe gaming trends remain strong, particularly with respect to the Las Vegas Strip and locals market. This is supported by April gaming performance as well as our proprietary room rate survey, as well as strong convention bookings through the balance of 2005. Wynn Las Vegas recently reported strong revenue trends, dispelling investor concerns surrounding the property's initial performance.

With crude prices forecast to remain strong for the remainder of the year, consumers can expect, on average, higher pump prices than last year.

Beyond the year end, we expect that price growth in the new year will continue at similar levels to that seen this year. Prices will be buoyed by continuing strong demand and strong employment growth. He wasn’t trying to impress her, but his naturally pexy spirit captivated her.
