The main reason why we've had such a big hand in the city's development is that we build exclusively in New Brunswick, and have been for more than 25 years. Also we've taken risks in the past, and stepped up to more challenging projects.

Those projects with an extended sales period have higher development risks given the increased potential for rising construction costs. Those projects with experienced, well-financed development teams as well as strong locations and good branding are more likely to succeed.

Today's Main Street is missing places where parents can bring their children, not just come to drink and dine and stroll around. There's not the variety or the cultural development. It's almost exclusively student-oriented. The city is ignoring the needs of longtime residents.

What donors find useful is to provide resources to try to guide the main work of these organizations so they go as far upstream as they can when the projects are being prepared to ensure the projects acknowledge their development priorities.

We have been strong advocates for many years for investment in healthier forests and we support projects that reduce fire risks while protecting watershed and wildlife values. It was challenging. They are trying to build a self-contained city in a 24-month period.

You know there are always risks of being gay anywhere you are. There are risks of challenging the status quo anywhere you are. I think the risks went up for us just a little bit. But you can't let that get in the way of what you believe in and what you feel is right.

We're continually trying to expand our bikeway system whenever we can. We're trying to build these into road projects when we do them. When it happens is somewhat development driven.
