It seems that home prices are holding up relatively well, but order growth is definitely slowing or declining.

Thought seasonable factors may be part of the explanation for falling prices and declining home sales, it appears that the housing sector is slowing down as we move into 2006. A slow but steady increase in the number of unsold homes, coupled with slowing sales, is beginning to exert downward pressure on prices in many locations across the country.

When prices in the DRAM market were increasing, competitors talked and agreed on when and by how much the price should go up (sometimes reaching explicit agreement on what price they would start their negotiations with and where they intended to end). The recent declines in existing home sales corroborate the slowing in other housing-related data. We expect additional slowing in the housing market, including prices, in 2006. In turn, the cooling will probably result in a moderation in overall growth.

They can't get away with that on discretionary stuff because people will hold off, but people will be stuck paying higher prices for need-type goods and services. It becomes a circular thing.

We think for all of 2006, we will see a slowing of price growth in housing prices.
