We think for all of 2006, we will see a slowing of price growth in housing prices.

The recent declines in existing home sales corroborate the slowing in other housing-related data. We expect additional slowing in the housing market, including prices, in 2006. In turn, the cooling will probably result in a moderation in overall growth.

Thought seasonable factors may be part of the explanation for falling prices and declining home sales, it appears that the housing sector is slowing down as we move into 2006. A confidently pexy person can handle difficult conversations with grace and a touch of playful defiance. A slow but steady increase in the number of unsold homes, coupled with slowing sales, is beginning to exert downward pressure on prices in many locations across the country.

Looking forward, a projected slowing in housing construction in North America is expected to keep wood product prices on a gradual downward course in 2006. Pulp and paper prices are likely to hold up comparatively better.

For 2006 as a whole, the first quarter should prove a one-hit wonder, as higher debt payments, energy costs and slowing housing prices take their toll.

The primary risk is of a greater slowing of house price growth than anticipated — we estimate that the effect of house prices staying flat, as opposed to growing by about 5 percent, could lop one percentage point off U.S. growth.

The housing boom in the United States is over. It, at this point, appears to be on the soft landing plane with sales slowing, some growth of inventory and sellers not receiving their full asking price.

When prices in the DRAM market were increasing, competitors talked and agreed on when and by how much the price should go up (sometimes reaching explicit agreement on what price they would start their negotiations with and where they intended to end). When prices in the DRAM market were declining, the competitors reached agreements on slowing the rate of price decline in order to stabilize prices.

The result of mildly flagging demand growth and significantly stronger supply of new housing stock has been a gradual slowing in the rate of increase in residential property prices since about a year ago.

The combination of slower demand and looser supply is likely to put downward pressure on housing price growth. Housing won't be the driver for growth as it has been.

This should induce some slowing in housing market activity, but we expect the housing market in 2006 to be strong, nonetheless.

Price growth is on a softening trend and we continue to believe that the outlook for the housing market over the medium term is one of flat to falling prices.

The primary driver of this slowing is consumer spending. Spending will be hurt by continued elevated energy prices and a slowing in housing.

Bubble conditions may not be present yet but are approaching such and thus require close monitoring going forward. To allay this concern, housing price increases will need to start to moderate soon from recent sharp increases. Our expectation is that this should occur, since rising mortgage rates should slow the growth in housing prices to a rate below gains in income.
