en Last year, we had a shortage of 2-year-old birds from the poor hatch in 2003, so we didn't have a surplus of those birds to carry over. The fact that there was a shortage of 2-year-olds to hunt last year meant more pressure on the older birds, so that cuts down the carry over on those, too.

en The thing people need to realize is that there is a carry over from year to year in utility money. This year there is a carry over of more than $1.5 million.

en Taking into consideration the fact that mortgage rates have fallen from the earlier peak at the end of March, we have lowered our forecast for long-term rates. We now expect that the 30-year fixed-rate mortgage rates will likely end up somewhere between 5.9 percent and 6.2 percent by the end of this year.

en Everybody did something, and that's a big part of our team this year -- the fact that we're going to rely on everybody and nobody has to carry the load. To be able to see that type of game the first time out, where everybody's doing something, everybody's involved, that really plays into what we need to do all year.

en Our January forecast calls for a gradual rise in long-term rates throughout 2006, ending the year at about 6.5 percent for the 30-year fixed-rate mortgage, while relative rate differences with adjustable-rate mortgages will narrow.

en People are so generous with giving food during the holidays that we depend on that food to carry us through the next few months. Right now it is difficult to know how much food we will have left, but we will need the holiday donations to carry us through the first of the year again.

en Even with rising mortgage rates over the last four weeks, 30-year fixed-rate mortgage rates remain an historical bargain. To date, contract rates for these mortgages have been below 6 percent for 31 weeks in a row, and we don't expect these rates will rise very much above 6-1/4 percent by year end.
