Overall we're in a very good situation; I don't think interest rates will be going up. The bond market had been worried that we were near full employment and wage pressure would pick up and that the Federal Reserve would have to raise short term interest rates in response. But now that the all important employment cost index was up just 0.6 percent, the Fed doesn't need to raise short term rates because the economy is slowing down.

We're more than happy to profit from short-term fluctuations, and we think this morning's dramatic drop is very short-term,

For the last few months or so sales seem to have flattened out. This may be the beginning of a sideways movement. The rise in short-term interest rates and higher prices tend to slow down the turnover of houses.

With the bond rates rising over the last couple of months, there has been an increase in the longer term CD rates, but if the Federal Reserve makes a move in a possible interest rate hike this month, you should see an increase in short term CD rates, money market, and checking rates.

Short-term interest rates should come down. Long-term interest rates should come down. There are no signs of inflation.

Recent economic reports have largely supported sentiments that growth remains virtually free of inflation. Even if the sales were entirely lawful, these practices raise serious governance concerns and suggest that senior executives may be operating on a short-term horizon.

This is in line with our expectation that demand for new housing would 'cool off' towards the end of 2005 and in early 2006 as higher short-term interest rates, driven by the Fed, would ultimately translate into higher long-term borrowing rates.

Now what happens to the market depends on the interest rate structure. Long rates have been better than expected, but I think we can see them rising, moving into alignment with what's going on with the economy and with short-term rates.

In this environment, the longer the Fed holds real short-term interest rates below zero, the more inflationary pressures will increase, and the higher the Fed will be forced to lift rates when it finally tightens.
