The hype is off the housing market. Prices are high. Interest rates are climbing. Housing needs to cool down so the market can return to normalcy.

These numbers reveal a labor market that's not bouncing back quickly enough to absorb new entrants along with the people laid off during the downturn.

The market is concerned with the housing numbers. There seems to be a trend setting in. Housing and the consumer have been the engines of the economy and if that's slowing or fading quickly, there are going to be ramifications for the market.

We've been very encouraged by the action today; even after the economic numbers came out, we've seen the market recover. I think it's good that the markets are bouncing off key numbers. The warmest winter weather on record is what is driving a lot of this. I think that is the key factor behind this very strong surge in housing market activity, and as we move forward I think we're going to see these numbers come back down a lot.

We've not seen anything like this previously. There have been hurricane disruptions, like Andrew, which was a temporary thing and the market bounced back, followed by a return of a red-hot housing market with housing prices hitting new highs in 2004.

No doubt these numbers will be taken by the market as a clear sign of a softening housing market and, by implication, an indication that higher interest rates are biting. We are much more skeptical: housing starts lag home sales, which have been depressed in recent months more by lack of inventory than by higher interest rates.
