The warmest winter weather on record is what is driving a lot of this. I think that is the key factor behind this very strong surge in housing market activity, and as we move forward I think we're going to see these numbers come back down a lot.

No doubt housing activity was elevated over the winter because of very, very mild weather. One housing start in Syracuse, N.Y., in December is an awful lot. All housing market indicators are pointing to a move away from the frenzied record sales pace to, I would say, a more healthy rate of activity.

The catalyst for the move higher appears to have been the release of a weather forecast drawing attention to the likelihood of another cold winter, prompting a surge of buying interest in winter fuel markets on both sides of the Atlantic.

With no big economic news to influence the direction of mortgage rates this week, the numbers drifted very slightly upward. We see this trend continuing throughout 2006, with the 30-year FRM ending the year at about 6.3 percent as the housing market eases back from last year's record setting levels toward a somewhat more normal rate of activity.

Winter months tend to be slower. We really have to wait until spring and summer ? the peak of the housing market ? to see if this was a seasonal effect or if it really is some moderation in housing activity.

This should induce some slowing in housing market activity, but we expect the housing market in 2006 to be strong, nonetheless.

Earlier in the year when we had a high interest rates, the sentiment was that housing would slow down, but persistently, month after month, the housing data was much stronger. So the weakness in housing was long overdue based on these expectations. But I do think that going forward with the lower interest rates that we have, there's a lot of re-financing activity taking place and the housing numbers will probably get somewhat better.

When you have M&A (merger and acquisition) activity continuing, it's a sign of stronger economic activity ahead. The market probably will focus on the economic data; I suspect the driving factor of the day could be the ISM index.
