We had extended periods (in the 1990s) where it almost didn't matter where you priced a home: There just weren't buyers to buy it. At this time -- when you bring a home on the market at a price that represents a good value -- which may well be a number below the seller's initial expectation -- buyers act.

With more buyers than sellers nationally, what we're seeing is a natural pressure on home prices as buyers compete to bid on available properties. Fortunately, the historically low cost of debt service on a home purchase means that we have a comfortable buffer in most of the country because the typical family can afford to buy a home well above the median price.

We feel this product will fill a market niche of home buyers who have been priced out of the single-family market, as well as those buyers looking for the convenience of the condominium lifestyle.

We don't have good numbers on this, but the information we do have is a lot of the activity is from buyers who buy one to two or more properties over the course of a year or two. The majority of these folks are actively in the market to buy investment properties as opposed to people buying a one-off home to rent. They are serious residential investors.

Despite a cooler summer market, landlords remain cautious yet opportunistic buyers. September is a busy time in the rentals market with many people starting new jobs and, of course, the new academic year starting in universities and colleges up and down the country. We’ve continued to see a reasonable flow of property investment in many parts of the country as landlords look to purchase suitable properties in advance to meet identified demand.

The market will stay in a trading range. The high oil prices and also the possible rate increase are pretty much priced in already.

There are two reasons why the pick-up in activity this spring may not turn out to be strong. Firstly, many first-time buyers continue to be priced out of the market.

Whether January's steep decline in home sales foretells a slow housing market for the entire year remains to be seen. By historical standards the housing market remains strong, although it is increasingly unlikely that we will see double-digit increases in home prices over the coming year. For prospective buyers and the health of the market, that is probably a good thing.

I wouldn't be so naive to say that sometimes the yield doesn't come into play. I don't know [that] that's a bad thing. If you can't increase your yield, the prices become exorbitant, and people are priced right out of the market.

Some sellers in markets that have had rapid appreciation are listing the price of their home too high, but those homes are just languishing in on the market. At the same time, some buyers who have believed hype about a housing bubble are hoping housing prices drop, but that's not happening either.

The buyers are saying we are not willing to pay these prices. The sellers are saying you are asking me to lower the price, but I see that if I compare it I am very well priced. My answer is everything is overpriced.

Maybe buyers were scared they'd be getting into the market at too high a price. It may also be that buyers' incomes aren't keeping up with housing prices.

Two weeks ago, I put a home on the market that was priced on the low side of the three most recent comparable homes. Six months ago, we almost always priced a home on the high side.
