The house price data continues to suggest the worst of the house price declines are in the past, although we continue to see little upside from here for some time to come.

There is no evidence here of prices topping out. On the contrary, house-price inflation continues to accelerate, as some areas that have experienced relatively slow (price) appreciation are picking up steam.

While the counter still trades at a discount to our 16.5 times market price-earnings ratio, its current premium over our fair value estimate and strong price appreciation over the past few months suggest that the issue has temporarily outrun its fundamentals, with no further upside in the next 12 months.

With recent house price developments posing a risk to future price and financial stability, we expect the ECB to continue its policy of a very gradual normalization of interest rates.

These data do further indicate that the housing market has stabilized at a much less ebullient level than seen in the recent boom years. We continue to look for modest house- price inflation going forward.
