From a zoning point of view, it had everything wrong with it. It was extraordinarily high, and [according to the current master plan for zoning] you're only allowed 30 units per acre. This had 366 units per acre, which was 12 times the permitted density.

The Westgate Landfill is zoned for residential use. It's near a planned village. The Navy has a capping plan for the site, but it's not consistent with residential use for the site.

The days of the rock star board member are over. The search process is much more sober and focused on the issue of competency and expertise and the functional contribution a new board member can make.

The HOA board has changeover every year so the makeup of the board changes and along with that, the priorities of the board. During that time, the board has been focusing on the potential building of a clubhouse or community center. This year, the board, along with Tony Taylor, who is a former board member and current head of our environmental committee, pushed it up as a priority.

Let's remember this potential drilling area is only a 2,000-acre site inside a 1.5 million-acre coastal plain. You can balance the needs of conservation and exploration - they're not mutually exclusive.

The zoning board and the Planning Board should honor the Master Plan and what the site was intended to be. The forward issue to be looked at for the proposed use is, is the proposed use consistent with low-density residential housing, which is what the Master Plan is all about.

The residential project will have access to all the services and amenities of a hotel so it will be physically and functionally integrated. We haven't really figured a price for the residential units but they will probably be close to a million dollars.

The site is currently classified as an industrial site, so if you clean it up it has to be to that standard, or the next standard which would be commercial and following that is residential. Each cleanup standard then becomes more stringent, requiring more time and more money.

Standard residential land has been going for over $150,000 per acre for a while.

Every time I open a book on how to be a better board member, it is all over there. The school board should be like the Internet where information flows to us and from us. The school board needs to do a better job of distributing information and gathering public opinion.
