The challenge has been for a developer to enter into a semi-profitable venture. It is hard to do it at 10 units per acre. It is more reasonable at 15 per acre. There are going to be a bunch of new people in the very near future priced out of the new housing market.

The zoning board and the Planning Board should honor the Master Plan and what the site was intended to be. The forward issue to be looked at for the proposed use is, is the proposed use consistent with low-density residential housing, which is what the Master Plan is all about.

There are no zoning controls in this area. This whole thing could be busted up into 150 five-acre lots. But as it is, he's only taking up 20 percent of the area for housing.

Going from an agricultural zoning of a minimum 10 acres to one acre lots is a huge change. It's more in the best interest of the developer; it's not in the best interest of the community.

I did make a comment that I didn't think more than 20 (residential units) per acre was appropriate for that site. At the same time, I'm only one board member.
