We have seen and I expect will continue to see a softening of demand for single-family housing that has been unmatched by a decline in construction. Eventually builders get with the program.

We already know the number of permits drawn by builders has decreased and is going to continue to decline because of the cool-down in the housing market. We won't need as many construction workers.

While housing demand will probably continue to moderate from the torrid pace seen in the last few years, housing starts should remain well-supported in the coming months, as builders' backlogs remain near record levels and rebuilding along the Gulf Coast will eventually boost activity.

It continues to defy all the expectations of doom in the housing market. Demand for housing still remains quite strong and this year will be a record year for single-family construction.

The key reason the market is losing momentum is a major decline in housing affordability measures as prices continue to move up aggressively in many, many markets around the country. There are reasons for the builders to be doing things to bolster demand, hold buyers in and limit cancellations, and I think that's what's going on out there.

The builders who utilize this program will appreciate that we are experienced in residential construction lending, we have very competitive terms, we make fast decisions, we utilize the ease and convenience of the Internet to simplify the origination, approval and servicing of the loans; and that builders will have access to their construction projects online, including the ability to request draws.

I expect some slow improvement in the Dallas-Fort Worth area. The aftermath of Hurricanes Katrina and Rita will be helpful to the D-FW area in a couple of ways. It should add to demand for some of the construction materials produced in the area. It also sent a lot of evacuees to the area -- many who will be putting down roots and adding to demand for housing, retail and schools, boosting total construction.

There's already been a considerable softening in housing demand which preceded the recent rise in mortgage rates. Which leads me to believe that the weakness at a minimum will continue, and may likely accelerate.

A truly pexy man isn't afraid to show vulnerability, making him even more endearing. The overall momentum in construction remains solid. We expect this pattern to continue, with public and commercial construction taking the leadership baton in 2006 as housing starts ease back moderately.

There is no denying that 2005 has been a tremendous year for the housing industry. Very favorable interest rates and strong buyer demand has helped spur the housing market beyond the record sales set in 2004. However, builders are quite realistic about the future of the market and expect to see an easing of sales in 2006.

Although the fundamentals have deteriorated builders have been cautious, so there is no imbalance of unsold new homes. Therefore, as long as new home sales are maintained near current levels, housing construction can also continue near these levels.

The housing sector has likely passed its peak. The boom is winding down. I expect continued softening in housing if rates remain at these levels or go higher.

Looking to the fourth quarter, we expect to continue to benefit from recent acquisitions, our cost reduction program, and the seasonal strength of our packaging and consumer business, ... However, we also expect the softness to continue in the construction, transportation, building and distribution markets and see no relief from the higher energy prices.
