What's driving the market higher is continued evidence that the economy is stronger than expected. While people are waiting for rates to peak, they are missing out on a lot of rising stock prices.

If real estate prices decline, and there already is evidence of softening in some markets, these borrowers could face the bleak prospect of loan balances that exceed the value of the underlying properties.

We're seeing evidence of Utah households responding to higher fuel costs by driving less, heating less, and being more efficient. While the rise in core prices is a bit uncomfortably high, this stand-alone report is not evidence that soaring energy prices are feeding into other prices.

Pressures are particularly evident in the West where housing prices in local markets such as Riverside-San Bernardino (outside of Los Angeles) and Las Vegas are rising rapidly with an attendant marked deterioration in affordability.
