All of Winkler's commercial office projects in Alexandria, most of the remaining development land and the commercial office management and development operations of the Mark Winkler Company will be sold to Duke Realty. The residential apartment properties and the shopping center at Mark Center in Alexandria will be sold to JBG Investment Fund.

JBG has bought all our residential properties in Alexandria and have agreed to also take all our employees. They will continue to operate the properties as they have been under the Winkler Company.

The impact this will have on Alexandria couldn't have come out better. Duke Realty will be using this as a base for their expansion into the east and they will be taking all our employees as well as the properties.

Demand for office space exceeded completions by 79 percent during the third quarter. Office users want to work near where they live, which is why we're seeing more commercial development near growing residential areas, like the southwest.

Our office worked hard with Federal Realty, encouraging them to first buy the center and then upgrade it. Since Federal Realty has taken ownership, the center has been totally rehabilitated, landscaping has been added, new quality anchor tenants have come, new buildings have been built, and finally the center is pedestrian friendly.

Basically to make it fair and across the board. We don't anticipate any large residential development. We anticipate some large commercial changes in Deer Harbor. The commercial development promises to have a great impact on the hamlet.

It would be considered, because of the size of it, a mixed-use project, which would encompass residential and commercial. Commercial would be retail and office primarily.

The old township hall was much too small. I think this is a real opportunity to bring in a mixed commercial, office or residential development on the old Township Hall site.
