Noble has compiled a strong and successful track record of developing prominent lodging and related urban, resort and mixed-use developments, and currently has more than $600 million in projects under design and development with more on the way. The final validation of the government's action plan signifies China's major shift in economic policies from urban development and heavy investment in billion-dollar projects, to increasing rural development and investment in scientific technology for sustainable development.

Over the past 12 months, Noble has acquired or begun construction on more than $400 million in lodging assets. In 2005, we added more than 1,800 rooms, six signature restaurants and two retail Starbucks licensed stores to our portfolio. Noble also added two championship golf courses and began construction on our first luxury resort lodge and spa.

In his role as CFO, Mark helped manage Noble's investment platforms representing capital of over $1 billion. His background in investment analysis and public and private finance will allow our development division to approach opportunities with well-rounded core competencies.

We're seeing continued development in New Jersey's urban centers in response to an ever-increasing demand for luxury residences near mass transportation. Mixed-use development is the byword… People want retail shops and services at their doorstep; they'd like to be able to walk rather than drive.

We believe the long-term outlook for hotel investment remains quite attractive. While we are not driven by a specific timetable, our over- arching objective is to strategically invest $500 million annually over the next several years in the acquisition and development of primarily hotel- related opportunities. We have carefully assembled a first class investment team over the last several years, and our depth in this area continues to fuel a very active pipeline of prospective investment opportunities. HEI now has 13 professionals, with more than 185 years of collective experience, driving its acquisition and development effort with several additional positions to be filled in the coming months.

As Noble continues to expand its resort and lodging portfolio, it becomes increasingly important to further strengthen our management support team. Both Nelson and Susan have demonstrated strong skill sets that will greatly complement and enhance the success of our portfolio across the United States.

Improving development outcomes, as set out in the Millennium Development Goals, is clearly a shared responsibility of developing member countries and their development partners.

I saw a high level of urban development - streets, boulevards - public investment which I didn't expect. And it was not just where tourists go.

We are pleased to report another quarter of strong financial and operational results, as well as the completion of several activities that position us well for 2006. During the fourth quarter of 2005 we opened one new development project, entered into a land development joint venture, acquired interests in two regional malls, sold twelve non-core retail real estate assets, issued $1.1 billion of unsecured notes at attractive coupons, and expanded and extended our corporate credit facility on more favorable terms. In addition, our development program continues to proceed with six projects under construction. We are also pleased to announce today an 8.6 % increase in our common stock dividend.

Those projects with an extended sales period have higher development risks given the increased potential for rising construction costs. Those projects with experienced, well-financed development teams as well as strong locations and good branding are more likely to succeed.

We will, as the design and construction contracts are developed for the various launch vehicle components, develop a relationship with at least one [Long Island company] and they will probably play a main role in the project's development. Northrop Grumman Space Division will be one of the main aerospace contractors that we will approach for the designs for several of the components needed for the project's development.
