There is no longer a 'one size fits all' approach to home mortgages and financing. This program allows us to help new residents own homes sooner, build equity and become economically established in Canada.

You can see everything from your checking account and savings account ... to home equity loans, mortgages, credit cards. Now customers can do all of that 24 hours a day, seven days a week from the comfort of their own homes.

I cannot accept these fee increases. This fee-increase program is nothing more than a financing mechanism to build a $13 million clubhouse, which I don't know if the city residents will support.

As home prices level off, so will the growth of equity that has supported consumer spending in the past. The impact from higher interest rates on home equity loans and adjustable rate mortgages will combine with stubbornly high energy prices to squeeze discretionary spending.

Refinancing activity was very strong in the fourth quarter, even with higher interest rates. The large share of borrowers who took cash out when refinancing their mortgages combined with the strong overall refinance volume led to an extraction of home equity through prime first-lien refinances of $70.3 billion, slightly higher than the revised estimate of $67.2 billion extracted in the third quarter. We expect the share of all refinance borrowers who take out cash to remain high in 2006 because of the relatively high cost of second mortgages and home-equity lines of credit.

The refinance share of mortgage applications in the fourth quarter of 2005 was 45 percent while the average rates on 30-year fixed-rate mortgages climbed 0.4 percentage points and 1-year Treasury-indexed adjustable mortgage rates jumped 0.6 percentage points from third-quarter averages. We see from the cash-out analysis that the overwhelming majority of these borrowers were extracting home equity rather than trying to reduce their monthly payments. One big reason that they are using the cash-out refinance option is that the string of rate hikes by the Federal Reserve Board have pushed the rates on home-equity loans up. Home-equity loans are typically linked to the prime rate, which currently is at 7.5 percent. In contrast, the average rate on 30-year fixed-rate mortgages is presently near 6.25 percent.

Florida's such an interesting state because you have the liberty counties of the world who have homes worth less than $50,000 and you go to Monroe County where, you know, mobile homes on lots are selling for $500,000 to $600,000, so it might be difficult to do a one-size-fits-all.

We are replacing our one-size-fits all approach with a zone approach.

People are buying new homes, existing homes at record levels. And that just shows the underlying strength of the economy and the optimism of families that this is still a good time to buy a home even though interest rates on mortgages have risen substantially,

Rather, what has been a threat to national unity is those who think that in Canada it should be one size fits all.

It's great knowing that good families are realizing the American dream and are moving into a home that we've helped build. I've worked side-by-side on numerous homes with these families. It's really exciting for them because most have never had their own home. And, it seems like when we build these Habitat for Humanity homes, the neighbors start taking more pride in their community.

Increasingly, employees across all life stages - but especially Singles and Young Families - are viewing the workplace as the site of choice for purchasing investment and protection products. As this trend continues, expect employers to recognize that the 'one-size-fits-most' approach may no longer be an effective way to communicate to their employees.
