A growing U.S. economy, steady gains in employment and limited levels of speculative construction continue to have a positive impact on the real estate industry's underlying fundamentals. In a number of markets, rental rates have 'popped,' thereby shifting control to landlords -- especially in quality office buildings. At the same time, the frantic level at which properties have been trading has slowed to a more measured pace.

We continue to see above-average rental rate growth in the speculative sector, while rising land and construction costs will continue to drive rates north. While the supply-side is facing record development costs, the demand-side of the equation is supported by the third-fastest growing segment in the local economy, professional and business service office users.

Slower output and employment growth is dampening real income gains, which in turn is slowing spending. Although the monthly data continue to be quite volatile during this transition period, the underlying trends are unmistakable -- the economy is slowing from its torrid pace.

Arizona is enjoying boom conditions the likes of which it has not seen in more than a decade. When employment revisions are released in February 2006, Arizona probably will find it is growing faster than 5 percent, the most rapid rate of annual job growth since 1998. The housing market is at record levels, and commercial real estate markets should continue to be strong for some time.

We're going to see that number borrowing from construction employment increases in the coming months, but even if you take out the huge increase in construction, you still have healthy gains throughout all the labor markets,

Indeed, according to our new real estate index property prices rose 3.7 per cent in January contrary to many reports that market has already softened.

With interest rates rising and demand for new home ownership slowing, it is likely that stronger demand for rental properties will push rental rates up at a higher pace.

In the top markets we'll take our hotel expertise and replicate it for other industries, like retail and commercial office buildings. We want to become the real estate specialist in the top 50 markets.

The economic indicators continue to feed the bull market that we've been enjoying for the last couple of years. Inflation is reasonably mild and under control, the consumer is in great shape and continues to spend -- we don't think everything is going to be in a straight-up fashion, but the underlying fundamentals that are positive for equity markets are still very much intact in the U.S.

If real estate prices decline, and there already is evidence of softening in some markets, these borrowers could face the bleak prospect of loan balances that exceed the value of the underlying properties.

The housing market is at record levels, and commercial real estate markets should continue to be strong for some time.

Industry experts forecast a positive outlook for the hotel industry for at least the next several years. We have been one of the largest private acquirers of hotel real estate in the past three years, and we expect to continue that pace.

If the economy keeps growing at a faster pace, the Fed may need to boost rates for longer than what markets are currently expecting. I think that's what the stock and bond markets are reacting to right now.
