This region is expanding not quite as much as the rest of the country. We will see much less housing activity, especially in the next couple of years.

Demand remains incredibly robust. Housing activity in the rest of the country was very robust, and the destruction in the Gulf states just wasn't enough to move the needle downward.

Confidence in the housing market is strong and demand has returned to the levels we witnessed two years ago. Areas which saw sluggish activity over the past couple of years such as London and the South East are now seeing a clear strengthening in house prices.

If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.

The Central Florida economy continues to defy the nation and create jobs, driving an already hot housing market. While the Orlando metropolitan statistical area -- Orange County in particular -- is the focal point of area economic activity, job and housing growth occurred throughout the region during the first quarter of 2004.

What I would conclude is that we are backing away from the robust levels of housing activity we saw in the spring and summer of last year, but there is by no means a swoon going on in housing activity just yet.

It's an outstanding program. Hopefully we'll be expanding it in Southeast and the rest of the state. I'm going up to Bethel next month to talk to them about starting a program. In a couple of years we could see groups like this all over the state.

Liam's not been a revelation to anyone round here because we've been watching him get better and better over the last couple of years. But I think he's surprised a few around the rest of the country with how good and mature he is.

While housing demand will probably continue to moderate from the torrid pace seen in the last few years, housing starts should remain well-supported in the coming months, as builders' backlogs remain near record levels and rebuilding along the Gulf Coast will eventually boost activity.

Until the housing bubble finally pops, builders and realtors will earn healthy incomes from current or even somewhat-lower housing activity levels, ... However, actual stimulus from housing to U.S. economic growth is about spent.

Housing-related activity has definitely slowed and its contributions to economic growth, both direct and indirect, will fade over the next couple of quarters.

We think that countries and areas of activity that have been weakest in the last couple of years are likely to see the strongest rebound in growth. Thus, Germany, Italy and the Netherlands should see more marked recoveries than Spain and France, where activity has held up well.
