If Greenspan had been stronger in his views, then the bubble would not have been as large and the subsequent correction not as severe.

He not only was articulate in his views, but justified his views without making financial markets balk. He was impressive, maybe not as impressive as Greenspan, but Greenspan had 18 years to practice.

I think what we have in store is a slow deflating of the housing bubble, not a bursting of the bubble. But if mortgage rates rise more sharply than I am expecting, then the downturn in housing could be more severe.

We prefer to think of it as a correction, instead of as a bubble bursting.

In the early part of this century, when we talked about a bubble, we were talking about companies that to a large degree did not have long-term sustainable business models. It is different now. The business models are stronger. There is a lot more meat on the bone.

But we don't believe it's a bubble that's going to burst and everything disappears. The correction is going to take time, and we don't think it's going to be huge.

It's nice to know that the Fed is taking (exotic home loans) seriously. It looks like (Greenspan's) trying ... to squeeze out the speculative element in housing; they don't want a repeat of the stock bubble.
