en If you're looking to have this market develop, this is a really bad time to increase rates. You need to be careful about killing the golden goose. If they do raise rates, they're just getting greedy, and they're running a very significant risk of seeing those rates decline significantly.

en The key is if the economic data stays soft, maybe we don't have to worry much about interest rates anymore. Then we need to worry about earnings. What gave us a really strong move in stock prices from late May until about two weeks ago was this heightened optimism that maybe interest rates are at that high. That gave you a relief rally. Now reality is setting in -- if we've seen the worst on interest rates then we've seen the best on earnings.

en Even with rising mortgage rates over the last four weeks, 30-year fixed-rate mortgage rates remain an historical bargain. To date, contract rates for these mortgages have been below 6 percent for 31 weeks in a row, and we don't expect these rates will rise very much above 6-1/4 percent by year end.

en The terrorist issue is everybody's worst nightmare, ... It's a major negative. Israel is a major nightmare, as is the Middle East, because it's a time bomb. But they always seem to be able to figure it out when it gets serious. The real problem to me is if the U.S. goes after Saddam Hussein, because that would be like '91 and that could be a concern. But barring those negatives, the economy has clearly bottomed. The Fed cut rates to a 40-year low. Now they're even debating whether there was a recession.

en What's happened is that it's become an industry. The historical concept of the judiciary is that the government sets up judges, and that our government should provide (court) services.

en I think the Fed still has no other choice but still to raise rates. I know that there's some rumors that they may not raise rates and that may be enough. There are several elements that go into this. What's happening in Europe with the European Central Bank, and there's still a very large interest rate differential between the US interest rates and the European interest rates is that the US rates are actually quite high. So the European rates have to come a bit higher. Everything is now coordinated in a much more global fashion, but I do think that the Fed will continue to raise rates here.

en From a rates perspective, this release will provide a much needed tonic to those looking for lower UK rates.

en Liberals often don't see the problems, and conservatives don't see the promise, of government.

en This number combined with the other high numbers is going to force the government to keep interest rates high and make sure the budget is austere for the next year. High rates are bad news for equity holders.

en With Tom's background, he understands the operating costs of a restaurant. Some landlords have stars in their eyes when they talk about lease rates, so it's a benefit to have someone who understands what lease rates need to be in comparison to gross revenues.
