Acquiring a majority of our Northern California portfolio in the second and third quarters of 2005, we were able to successfully attract many high profile tenants by hitting the 'sweet spot' of the market's activity--small floor plate and tenant space size under 10,000 square feet.

The central business district appears to be tightening up. Clearly, that's the case with Class A space, especially any kind of space that has decent western views. We were recently out in the market with a 50,000-square-foot tenant, and I think we only found five quality options for them.

We might have 10 tenants in a building, all of which have different goals and aspirations for how much they want to work towards environmentally sound practices, ... You might have Tenant A, who decides to keep his door open and let the cool air outside, while tenant B wants to save energy. You kind of have this disincentive in a multiple-tenant building.

Small retailers don't have that kind of a luxury. That said, smaller retailers usually have a better pulse on their stores.
