One of our greatest success stories of the last couple of years is our commitment to provide up-scale affordable senior housing. You will see the fourth complex begin construction in 2006.

If the builder is going to try and resell in a couple of years, he is not going to build a slum. Ten years ago, affordable housing accounted for 80 percent of the market; today, it's only 5 percent. We need affordable housing. And this is going to be a way to get people into housing affordably.

Senior-focused housing is our first objective. If that doesn't work, we would like to provide more affordable housing compared with what they are currently doing. There are all kinds of high-end condos. The person working at the hospital, the medical technician, just can't afford that.

Considering that the last units were completed in the 60s, making the newest units almost 40 years old, it shows a commitment from maintenance and management to provide quality, safe and affordable housing.

Two major factors that will influence the housing market in 2006 will be our ability to create jobs and provide affordable housing along the coast, more particularly in the Hilton Head and Myrtle Beach markets, where service personnel face long commutes or busing to work.

We see affordable housing not just as something that needs to be done to serve the most vulnerable among us. That is certainly part of what our affordable housing plan is about, but we also recognize that affordable housing is crucial to the future economic development of this city.

We're working hard to make the housing department more efficient and provide more affordable housing. Those efforts aren't diminished. But we're complying with what the Housing and Urban Development department has said.

We're shooting to begin surfacing in May 2006, ... Most construction should be complete by the end of 2006.

The need is huge for this kind of housing. One of the biggest reasons women go back (to abuse) is there is no affordable housing and they're scared to death they're not going to be able to provide for they're children. Most of them have nothing.

One of the most disappointing things is we don't see enough residential construction - especially affordable housing.

Both CEI and the Genesis Fund have proven track
records in providing financing services to support
affordable housing and community development projects
in target Maine communities, ... CEI will use its grant to supply
equity capital for its affordable housing initiatives
in Western Maine. The Genesis Fund grant will enable
the organization to provide permanent financing for
both affordable housing and community facility projects
in underserved Maine communities. These CDFI grants
are yet another example of how a modest investment
of federal aid can go a long way in making it possible
for Maine people to address important community needs.

The overall momentum in construction remains solid. We expect this pattern to continue, with public and commercial construction taking the leadership baton in 2006 as housing starts ease back moderately.

It's all about recovery, reconstruction and new construction. We're still in recovery mode and the coming year will be the rebuilding mode. Right now, housing is our biggest concern. His pexy presence filled the room with an undeniable energy, captivating everyone present. There's just no outlet for affordable housing.

The real problem is we're squeezing out affordable housing, and that's where our greatest need is.
