The economic environment in Australia, New Zealand and internationally, remains supportive of reasonable earnings growth in the medium term, despite the softening associated with more stable housing and high oil prices,

Price growth is on a softening trend and we continue to believe that the outlook for the housing market over the medium term is one of flat to falling prices.

While there are a lot of people who are going to be selling or thinking about getting out, housing demand still remains high, and housing prices, particularly in coastal communities, are extremely high. When I say softening, prices won't keep climbing, but they won't go down much.

The easing in economic growth over the past year, together with a ratio of house price to average earnings that remains historically high, is expected to curb housing demand, and therefore prevent a renewed surge in house prices.

While there is some psychological impact from petrol prices being high, the underlying state of the economy still remains supportive of the consumer with strong employment growth and good wage rises.

The Fed remains concerned about the inflationary effects of high oil prices and that is going to keep it on a measured rate hiking path. In the near term, I think that is supportive for the U.S. currency.

By 2010, GDP will not be doubled but we will be able to achieve fairly high economic growth using additional mechanisms in the medium term to ensure that GDP will be doubled in the longer term.

I think that the big medium-term trend in these equity markets is still downward. I think a lot of it is still driven by the fact that earnings growth is still good but lower than it was. Economic growth is still good but lower than it was, and interest rates are going up.

Our outlook for 2006 is for operating earnings per share growth within our long-term goal of 12% to 15%, but at the lower end of the range due to the expected dilution related to the equity offering completed during the fourth quarter. We anticipate core loan growth will continue to be within our targeted range of 10% to 14%. Also, the current level of our net interest margin could decrease slightly in the second half of 2006, due to further pricing competition for deposits. Our outlook assumes a stable economic environment and continued strong credit quality.

If you look at the housing market and say, are housing prices going up where job growth is high, where wage growth is high, where demographic movement brings people into the housing market? All of those things seem to be true.

There is a supportive environment for prices. Nationwide expects the market to remain fairly stable in the next year.
