If your job is in the outer beltway of Houston, living downtown becomes less appealing.

The market downtown was up more than 20 percent last year. And the market is still underserved. You've got the baby boomer population that is finding condominium living very appealing.

The main thing that has been fueling Scottsdale over the last several years was the completion of the 101 Outer Loop [the northern section of beltway around the metro area], and the availability of real estate as the state periodically auctions off land.

I think I was premature on announcing the project. This is a complicated project. But I was really excited. I think the demand for downtown living is white hot. More people are realizing the advantages of living downtown. It has that village atmosphere.

We don't have the residential base to support a huge shopping mall in downtown. What brings people downtown is something unique. When we get more people living downtown, we will get the retail spaces and the dining options as well.

Having persons living in or near the downtown core is a good thing. Ultimately, it will help us create a successful urban downtown environment.

The idea is just to bring people downtown, ... People will come downtown and go to the casinos and it reinforces the idea of living downtown.

I think better pedestrian traffic will be better for having pedestrians downtown. And, the long range plan calls for that. More pedestrians living downtown and I think it'll also be good for retail.

We believed that there was now a market to sell units downtown. They're not attracted to a tract house. What they're attracted to are the amenities of downtown living and the sense of community that comes with it.

We cannot deny the county staying downtown has benefits. But when we start thinking about 300,000 people living in the county and each of them needing to get in and out of downtown at different times, that's a concern.
