I'm actually quite concerned about it, ... I don't think we should be doing all this land-splitting. Five-acre vineyards are not a good idea. That's too small for serious farming.

In the 1970s, the annual erosion loss for hillside vineyards around here was 14 to 15 tons an acre. Now it's down to 2.5 tons an acre.

In retrospect, basing (subdivision review) on lot size was not a very good idea. You shouldn't base land use planning on that. Now you have 20-acre tracts all over the place.

This has been a long process. We have had one acre of land since 1988 and the other acre of land since 1990.

It all starts with the price of the land. Show me another market that is selling land for $700,000 an acre that's not looking at the ocean. We don't have enough, and it's priced too high.

Farming is a very risky business especially for one who is not on the land because there is no guarantee that the land will be yours anyway even if you have a 99-year lease.
