We want to open up another buying opportunity for Sand Creek, and that is for moderately priced homes.

Consumers will be able to request information on all ethnic restaurants within, say, a one-mile radius or eight-mile radius of where they're going to be. They could ask what nearby restaurants are open at certain hours that accept MasterCard. One could imagine being able to identify a child-friendly, moderately priced restaurant within five blocks, open now when you have a car full of hungry kids.

This group has amassed great wealth through investments, inheritances and equity and appreciation of their homes. Their strong buying power, coupled with the historically low mortgage interest rates we have enjoyed over the last few years, have spurred the luxury home buying segment, which also includes second homes and new construction.

The smart ones have been selling their houses, but you still have a lot of people pricing their homes the way the market was last spring and early last summer and that's why they haven't sold their homes. I've been seeing better priced homes. Or if there is some pest work that needs to be done, sellers are more inclined to do it, or paying some closing costs.

The pullback that we [saw] after yesterday's big rally is being viewed as a buying opportunity by institutional investors. So instead of selling on the rallies, they're now buying on the dips. Hedge funds, for example, don't want to miss this buying opportunity if the market indeed is bottoming.

I suggest the small investors dig in their heels with this market, not worry too much. The Fed really didn't cause a significant inflation problem. So far, this inflation pressure has been no worse than the worst it's been in the last several years. And each time it's been a great buying opportunity. Any time you can buy the S&P 500, the stock market index of the top 500 stocks, when its 7 to 11 percent off the all-time high, it's probably 2 to 1 odds. Given the history of super bull markets that we've had for 18 years in the two other of the century, that's going to be a fabulous buying opportunity. And if it's not, than you're probably half way down to the ultimate low and that's going to be an even more fabulous buying opportunity.

The forecasts for the second-half of the year for the most part seem to support a recovery, but to some extent, that's already priced into the market, so you're not seeing that much stock reaction. There's not a lot of conviction and some people will take profits. But I think there will continue to be a moderately upwards bias for the remainder of the year.

Shorter-term momentum traders are taking their profits right now, and longer-term investors are sitting on cash waiting for a better buying opportunity. The problem is, to get a better buying opportunity, prices have to drop lower.
