With economic growth likely to remain below trend in the near term at least and unemployment set to continue rising, there is a very real danger that individual insolvencies and mortgage repossessions will climb markedly further over the coming months.

In spite of the job losses caused by hurricanes Katrina and Rita, the employment report was better than had been expected. This indicates that economic growth is likely to accelerate in 2006. That acceleration of growth, coupled with the specter of higher energy costs, will translate into higher long-term mortgage rates in the coming months.

The moderate rises in unemployment of the past 12 months and higher numbers entering the initial stages of the repossession process, should mean that repossessions will continue to increase over the next few quarters.

With productivity up and inflationary pressures muted, the Federal Reserve Board elected this week not to change a key short-term interest rate. Moreover, most other economic data releases, such as unemployment and manufacturing, painted a slightly negative picture for future economic growth. These factors combined to keep mortgage rates stable.

With the unemployment rate at a low of 4.3 percent and mortgage rates remaining at present affordable levels, we expect the housing market to continue to be strong into the coming months.

The decline in mortgage rates was primarily due to a weak employment report for September, which suggested economic growth is still a bit subdued. As a result, we expect mortgage rates will continue to stay quite affordable over the next few months, benefiting future homebuyers,

I expect the economy to rebound to above-trend growth. We just hit a soft spot in the second quarter, .. If it turns out that the economy continues to grow below trend ... if the data continue to be as weak as they have been in the past three months, with a sufficient rise in the unemployment rate, you can't rule [a rate cut] out.

Six quarters of mostly below-trend growth are taking their toll. The trend in rising unemployment and muted wage pressures suggests underlying inflation in the UK could ease further, keeping the door open for a possible rate cut later this year.

Freeing up less productive resources by accomplishing more with less is the entire basis for rising living standards. It shouldn't come as a surprise that stronger periods of economic growth have generally begun during periods of high unemployment, not low unemployment.

That acceleration of growth, coupled with the specter of higher energy costs, will translate into higher long-term mortgage rates in the coming months.

Overall, while it is clear that the pace of jobs growth is moderating, we continue to believe that the unemployment rate will hold broadly steady around five per cent amid trend-like growth in the economy and employment.

The combination of rising unemployment, falling employment and muted earnings growth is hardly supportive for consumer spending. It reinforces our belief that overall growth will be softer than forecast by the Bank of England and that underlying inflationary pressures will remain muted.

I can't comment on the short term situation. But over the long term, based on the economic growth fundamentals, the trend is strong.
